You miss the whole point of ROI.
SP value still goes up a lot if you secure large non dilutive cash . Generate investor interest . That happens quite a lot of time based on execution which increase the value of the asset for the investor and investor can actually make money and not wait till cows come home .
You must be relatively new to capital markets 
SP of KITE and JUNO didn't need to appreciate before selling anything .
