I consider it highly likely that any mfg contract for specials and commercial production will not be inked until flaskworks is included. I'd expect that the terms of manual vs mostly automated production would be quite different. Waiting on that to write a production contract would IMO be very bullish on how soon flaskworks will come into use.
No, the lease is primarily for hotel suite (fancy way to say office space) and computer areas and corridors, with lab and cryogenic space being relatively small. So you don’t really have enough information to suggest this.
The 2 "hotel suites" are 4,400 sq ft which is the approved GMP facility. They are clean rooms, not office space.
The reality is they are a contract manufacturer, they run the factory and are given some space in the same factory to have their offices and to symbiotically run their own business as well.
Yes, advent is a contract manufacturer. But they have virtuely the entire finished and partially finished facility, not a small part., The other 70k(?) sq ft is shell space.
In exchange they pay approximately 1.5 to 2 times whatever NWBO pays for the leased space. But nothing in that lease says they own or have leased control over the spaces developed specifically for NWBO under contract.
They pay more because it is the developed space. NWBO is paying for all the dead space. And yes, it clearly calls out that full GMP facility is leased to Advent.
Keep on spinning that Advent is just an "employment agency". The GMP facility is now Advent's. NWBO is just a customer and a landlord.
it's total speculation ... a sublease contract that you describe is not a sublease contract .. but a” contract manufakturer” contract…you mix things up ... you may be right that there are some very special obligations associated with this Sublease contract .. but there is nothing to suggest that can be interpreted more one way than the other, so to speak .. then again pure speculation .. for to make it fit into your narrative ..
