It is not a great shopping center but I couldn't disagree more on strategic location. It is almost right on top of the 10 fwy. As I stated before the freeway gives them a lot of access to different parts of West Covina in a very short range. This location is going to be about pickup or delivery even though they will have a seating area. Furthermore, if the food is good people will go to the shopping center - for the food.

My favorite pizza place is located in a terrible neighborhood and in a terrible location. Because the food is great people have frequented this place for over 45 years and business continues to thrive while every other business in that shopping center has failed and been replaced by other business ventures that fail and move on. So it is not the shopping center it is about the food.

If Unique is good as I keep hearing this location will do very well.

No news to report otherwise. i went by there yesterday.
