I do, but I have gotten lazy and get the demographic data from sources that use the data and make predictions on housing and I am using their opinions. I am convinced that real estates run is largely over and have taken appropriate steps. I am convinced that we are poised to have a huge surge in the equity market that will at least take us to prints that occurred in the first half of 2000 in the nasdaq and new dow highs...this won't end until we have crushed the old dow highs and there is consensus that there never was a secular bear market except in speculation
