I am not convinced he knew that. It seems more likely that he is being optimistic because that is what he believes.
I suspect that Scott was expecting the folks to arrive whom had delayed visitation issues to close. They instead surprised him with not being ready to commit. That is fine.
So once again I am assuming it was then worked out to give more time for this group to decide and in the meantime a mutually beneficial task was put on the todo list.
I have no idea how the discussion was left. Just that there is now an extension of the exclusive.
It could be we very interested and depending on the outcome of the processing test we will commit, could be lets see what the processing test shows and we'll have further discussions regarding interest or multiple other possibilities .
I don't believe it was purely visitation issues as it could have now weeks later been resolved. That leaves believing they are performing these due diligence tests as a deciding factor?
Time will tell but I suspect things may not get more clear until end of February or beyond?
