BBSI acts as general contractor for the projects.

Annabelle Homes LLC is the homebuilder. Annabelle has the financial risk of home sales, not BBSI.

I have a copy of the contract between Annabelle Homes LLC and BBSI.

You posted what the actual contract between Dynamic Ventures and Annabellle Homes says and absolutely no one commented on your post here EI. Amazing. I'll just re-state it in simpler terms.

1) Dynamic Ventures is not a landlord nor a Realtor. They do not do the actual selling of the homes they build. Annabelle does that.

2) Dynamic Ventures is Annabelle's general Contractor and irregardless of the pace or the success of the actual home sales themselves - Annabelle owes DYNV the agreed contract monies upon final delivery. That means they get paid before Joe Bakken drives up with his kids and a U-Haul to put furniture in one of their houses. Sales are not DYNV's responsibility. That risk/reward belongs to Annabelle.

3) Annabelle pays DYNV costs plus a Fee. That fee is 8%. To some that doesn't seem like much but for a General Contractor that's about the standard rate... and in today's homebuilding world there isn't a General Contractor on the planet that wouldn't take it in a heartbeat. In exchange for that 8% fee DYNV agreed to be Annabelle's exclusive builder. What does that mean? DYNV knows when Annabelle starts a new project DYNV will be the General Contractor. There is no bidding...no competition from other builders...none of that. DYNV gets the job. period. On the flip side that also means DYNV will only be as successful as Annabelle Homes is. Annablle must agressively secure more land 24/7/365 to do projects on asap. We're certain they are doing their damndest. It's a highly competitive enviroment now with lots of developers going after these small town councils to approve a project.

If people wanna cheer for anybody here...they need to cheer for the success of Annabelle Homes LLC.

BBSI was incorporated on August 29, 2008 under the laws of the state of Delaware. BBSI provides construction services through the combination of trade contractors and management integrated into one consolidated organization. On March 31, 2010, BBSI acquired Floor Art, LLC ("Floor Art") and Builder Design Center, LLC ("BDC") in an asset purchase transaction. These companies have common ownership. Floor Art has been an ongoing company for fifteen years and its primary business is focused on the interior finishes of a building such as installation of flooring and countertops. BDC develops software for use by builders and designers. BDC has been in business for over five years.
