OT: FWIW Being a Beach Rat from the beaches area (Atlantic, Neptune, Jax and Ponte Vedra beaches) in the 60s and 70s and many visits back there from the 80s on, stationed in Mayport Fl and lived in Atlantic beach again from 95-98, can tell you Ponte Vedra and PV beach is an excellent place. Stems from "old money" has a stigma of being upper class yet is really nice.
PV beach starts from South Jax bch and runs for about 15 miles and ends at "the crossrosds/ Old Michlers landing and what was once the back entrance to Palm Valley. North of PV / PV bch is A1A coastwise that runs into St.Augustine.

Across new A1A from PV is Sawgrass, home of the TPC.

Not familair w/ The Plantation as have not been back for any length since 1998.

The beaches of PV are some of N.Floridas best for finding sharks teeth! One of the few coquina beach patches left alone the North Fla coasts.

Anyway, it was, has been and should continue to be an excellent place to live and retire. Central to Jax via the J Turner Butler Blvd bridge crossing over the intercoastal.

Close to many beaches strip malls too.

Excellent choice really.

Ponte Vedra Beach is very nice. About a month ago I saw a house on the far south side of Pt. Vedra, near St. Augustine, that was going for 470k asking price (he indicated he would haggle, heh). Very nice cement construction, two floors, 4 bedrooms, huge kitchen, etc. Not beach-front property but the compound was across the street from the beach-front houses.

Was an interesting location because it was a great community and only about 2min drive from a new business center being built (Which includes a Publix supermarket, etc etc). Also within 10min drive or so from the interesting St. Augustine touristic area with restaurants, museum, etc.

So you got the quiet of a retirement community but within easy access of a bit of fun.
