Oh, I don't know, porter. Without job creation, it would be tough for prices and sales to continue rising, but, you know, when God closes a door, he opens a window. The future never unfolds exactly as we expect it to, just like the stockmarket never seems to behave as expected.
I remember back in the bad 'ol early 90's seeing the following sign on a fellow Realtor's cubicle wall:
"Please God, make the good market come back and I promise not to piss away everything I make." LOL Easy come, easy go.
But those of us who survived the early 90's housing crash here in Southern California have not forgotten. I had just bought my first home and was carrying a BIG debt for the first time in my life, with no guaranteed income, and I was scared spitless, so I worked twice as hard for half the money, and I survived and ultimately thrived. Nine out of ten Realtors did not make it through that bad market and were replaced by a crop of newbies who will have to experience it for themselves this time around.
Personally, I'd rather be trading . . . VBG
