man, you have a lot of time on your hands. that is why they pay wholesale in the first place, then you add on the cost of drilling and developement, taxes, etc. then you take initial costs, add those development costs and you have true acv for that investment. then you retail it, the margin is , of course, your profit. pretty simple. erhc complicates things enough, imo
