There was some discussion on that in the local govt vid that was recently posted.

My take was that the employee parking would be along the front of the building and that the loading area would be reconfigured to allow a better work flow and loading. It did have a variance for parking in the triangular area for employee parking as well.

In addition, the expansion would increase the storage area so that the doubling of mixing/forming lines could be accomodated along side the existing production area.

Arlene E. read the application into the record.

Greg T. gave a brief summary of the project. He noted it is located in the Biddeford Industrial Park & basically, the applicant needs more space. There is also a subdivision amendment required. Erosion & stormwater plans were submitted & accepted by Jennie Franceschi, Planning Engineer. The Board has seen this as conceptual and there were not many comments at that time on the project. Two waivers requested & required; to allow parking within 10’ of the side lot line and for the placement of loading doors that face a roadway. Staff recommended to grant the waivers. The outstanding issues have all been adequately addressed except one. We did not received the ability to serve letter from Mr. Copeland in our sewer department but we expect that to come in. Two approvals are required, first the subdivision approval. If that is approved, the Board could grant the waivers, & then the Board could grant the site plan permit.

Dave Wade, Trade Center, presented the plan to the Board. This is a 17,000 SF addition to include additional parking and a loading dock. Includes the purchase of approximately ¾ acre area. They are currently working on stormwater with the City. We have received approval from E.I.C. Submitted to DEP the permit by rule information & we haven’t heard anything in 14 days, which is a good thing. He explained the elevations & the rendering he submitted of the plan.
