The rental market has been much more active ... probably as result of people losing homes and credit to f'ed up to buy. Check their credit, get customary deposit and stay on top of things. It all should return to peak value in a few years.
Real estate lacks liquidity, but if you buy right you don't have the unpredicatbility of the stock market.
That's the plan! Buy rentable properties (three bedroom minimum) in decent neighbors. Rent it (positive cash flow), let the tenant pay your bills. Downside is that due to current credit markets, you may have to put 20% down unless you can find an owner to take back a mortgage.
