We bought our first home way back in the dark ages through the VA. I hardly remember the details but I know it was easy (Hubby was a marine). No frills, fixed interest rate, no problems.

Our next home was almost as easy, down payment, fixed rate, no penalty for early pay-off.

Then they got fancy and like you said, the young buyers had no idea what they were getting into. Same with credit cards...they passed them out on college campuses like they were candy, kids graduated, got married, maxed them out, got behind on their student loans, were house poor and we're left to clean up the mess.
