Ok, thanks for asking about Mamdani.

If he wants to freeze rents, think about what that will be like for landlords who, at the same time, face ever increasing rising expenses for repairs, heating oil, labor, taxes, etc. Also, congestion pricing, which I support, is inherently inflationary. This all manifests itself in ways that effect both small and big time landlords.

Take my cousin (please), a small landlord. He owns a two family house in Queens (the borough), in which he and his family live in one unit and he rents out the other. He needs the (fair) rent income to keep above water in an expensive town. Freezing his rent while making him pay escalating maintenance fees will devastate him and his family's finances. And he's by no means alone, multiply him by many thousands and there goes the small landlord vote. They work their asses off for years to be able to be in this position and will now watch it go down the drain. Maybe not completely but enough to piss them off.

But that's the least of Mamdani's problems in the real estate universe. Most people, to an extent, think of big NYC landlords as scumbags who have large holdings and treat their tenants poorly, like the Kushners. While that's not universally true, it's not completely wrong, either, it's true of a lot of the big owners.

And that brings us to the main point, the crux of the problem for Mamdani, the under-the-radar Real Estate Board of NY. This is an insanely powerful and wealthy entity representing the interests of the Kushner, (Fred) Trump, faction of landlords with large holdings. This is where the big bucks reside in the NY real estate universe. I did a project with them maybe 20 years ago and, having never previously heard of them, was absolutely gobsmacked by the power they wield.

And, they're not going to be happy campers about a rent freeze, either, vulture capitalists that they are. What this, means then, is that they're going to throw an insanely large about of money at defeating Mamdani. And that, I think, he will be unable to adequately match or defend himself against and will lead to his loss.

All of this other stuff like religion, race, demographics, progressiveness is a a sideshow, not in life, of course, but in the world of NYC political influence. Money talks!
