I live in such a home as I am suggesting and it lives pretty well. It is 1320 sq feet with 2 car garage. Ceilings are tall and the home feels spacious. Yes, it has a fireplace and a wet bar and tubs instead of showers and nobody has taken a tub bath since 1990. We only take showers. We are the second owners, and bought the house in July of 1990 for $86k. And yes, nobody is selling fireplace wood so we have never used the fireplace except to put our TV in front of the useless fireplace. We bought the home on a 20 year note, but payed it off in 12 years. We live in Corpus Christi and winters are mild. We average 2 frosty days per year so the fireplace was a terrible feature as it probably added 7-10% to the cost to build the house and it is useless. Oh, and I am a retired Architect. I used to live in Austin, Tx and I designed over 175 custom homes although I did NOT design the home I live in.
