Pretty sure Northwest still owns about 17 acres… the rest is owned by Huawei. But Northwest has a 20 year lease at a great rate, and that lease can be renewed for (I think) the same rate for another 20 years at the end.

barnstormer, it’s always good to see your posts too.

I think the confusion for some is, confusing who owns the building and land versus who owns the Sawston Facility. It’s hard for some to separate in their minds, and to distinguish who owns the building and the land, versus who owns the Sawston facility.

The FUDsters and bears know that NWBio sold the building to Huawei years ago. But, they are not saying that Huawei owns the Sawston Facility, or that Huawei owns Advent Bioservices. They are suggesting that Advent owns the Sawston Facility. But, that is a lie.

The Sawston Facility is not the building or the land. The Sawston Facility is comprised of:

(1) The cell therapy manuafacturing equipment, used to manufacture DCVax-L and DCVax Direct.

(2) The Class B and Class C clean rooms inside the building.

(3) The cryopreservation freezers inside the building.

(4) The Flaskwork EDEN devices located inside the building.

(5) The instructions and SOPs to manufacture DCVax-L and DCVax-Direct.

(6) The 20-Year long term lease on the building.

What you have to ask yourself is a hypothetical question:

If NWBio decided to fire Advent Bioservices, and hire a new CDMO, what could Advent Bioservices take out of the Sawston building with them when they leave?

The answer is: employees and office supplies (copier paper, staples, paper clips, Post-It notes, etc.).

ATL, always good to see you making an appearance. There was a reference in the 2022 10-K regarding a purchase by Huawei that was a little confusion regarding ownership of the Sawston Facility, so spent some time with AI trying to clarify who owned what. If correct, appears that NWBO still owns 474 acres, Cambridge 20, and Huawei 9 acres. The Huawei property includes a 14,459-sf mixed use building (includes hotel suites and labs).

You have this very twisted.

NWBO purchased the large property about 10 years ago. Then about 6 years ago sold most all (they kept some acres that have nothing to do with the facility) to Huwei and entered into a long term lease for the Vision Center which is what we all mean by "Sawston". Then they subleased about 1/5th to Advent. That is the already approved GMP facility along with the recent expansion.

The "14,459-sf mixed use building (includes hotel suites and labs)." is Adent's.. Where you found that is the sublease contract. That IS the GMP facility.
