A couple weeks ago others here were touting that his approval long delayed plan to build an even taller (5 story) complex down the road had been approved as being some sort of endorsement by the city or guarantee the project will happen.
Anyone who believes that a "city endorsement" is a "guarantee the project will happen" is someone who doesn't understand all the pieces of the puzzle.
Securing the city's endorsement is one of the initial steps before proceeding with engineering, civil, architectural, zoning, planning, construction bids, and final lender approvals. These projects can span one to two years before groundbreaking occurs. This timeline assumes that financing is attainable under current market conditions. With escalating construction costs and high interest rates, it becomes clear why new housing developments have stalled. The issue isn't a lack of housing demand; rather, it's the combination of cost versus a lack of financing that now necessitates developers to have substantial capital or investors willing to cover the upfront costs.
