Oh, and just the buildings that go into a fab are complex and expensive and time-consuming to build. They have highly expensive air-handling and filtration systems, vibration-isolating floors, complicated electrical supply and conditioning systems, chemical storage and waste facilities for things like heavy metals and the most powerful acid there is - the highly corrosive and toxic hydrofluoric acid (HF).

It is a hard business and very capital and time intensive.

I agree with everything you posted except your comment that it takes 1-2 years best case to get a fab from greenfield to production. I've never seen that done in one year, even with larger nodes of years past.

I would also add cleanroom requirements to your excellent list of production black magic. Even microscopic particles in the air can ruin circuits in production. Wafer fabs are orders of magnitude cleaner than any hospital operating room.
