It is TIME. It takes time to get the right building. the EXACT right location. Unlike a Wendy's or McDonald's, a S&L must be at the right spot for foot traffic and for young people. near colleges. So that is where they are looking. in NUMEROUS cities. But ... those buildings are hard to find. I've searched in a few cities looking for one. I have feelers out. They re not easy to find. once found, then you have to convince the landlord to go with snakes and lattes over five other applications for such a prime spot. that is also not as easy as you might think. Then, if you GET a lease - you can start working with an architect and engineer and start permit applications and such and start construction.
Finding the right place though is harder than it seems. THAT is the reason.
And as those locations come up, S&L will try to get them. And as S&L gets a few, then they will get more and more, and be more well known. But right now, I can tell you that in Phoenix, Tucson, flagstaff, Denver and a few other places, none of the RIGHT buildings are for rent. Well, actually, I guess that is not true. ONE is available, and being PURSUED right now. In those cities. I can't talk about Chicago or the other cities.
the reason is finding the exact right location, and out west that limits it to very few spots in even a large city. And then, finding a vacancy once you have the right location. It has nothing to do with roger being a bad manager. lol. But you say things anyway, right?
