Dont be sorry, Im happy to hear. Still, if its gonne be a forced sale then as I said before the chances are that the balance sheet would collapse under the weight of the liabilities.

Years ago I would beg the company to provide this kind of input. Instead through the past 2 years you have provided updates and other folks found permits, plans and steel fabrication orders.

I would rather get this info from the company. Without this board and diligent posters I would still be in the dark on this facility. Angry at management over things like this but thanks are due to you and others.

The Cognate affiliates in Germany and Israel are in the process of being wound down, and manufacturing and related activities are being expanded and consolidated in the U.K. Approximately $1.5 and $2.3 million of the total research and development cost related to Cognate entities outside the US are included in the overall amounts reported with respect to Cognate for the three and six months ended June 30, 2017, respectively.

the building housing Northwest Bio is fully refurbished with a raised roof, new supply of all services, new windows and has a cycle parking bay as well as for cars. The building has been professionally painted and having spoken with local contractors in my local pub I can also confirm the internal laboratories have all been fitted out with state of the art temperature controlled rooms as well as a lot of equipment not remotely used in the production of grapefruit juice. So I’m sorry but it’s not a construction site - FACT!

Ok, I will accept $21M plus the value added by the build out as a reasonable asset value.

The liabilities against this are:

Mortgage: $11.1M
Convert : $8.2M (This has a secondary lien)
Env Mess: $6.2M

Total: $25.5M

The build out market value is tough to estimate. I seriously question what the current market is given Brexit. IMO it still creates a net positive real asset value, but not the large number some think.

No immediate danger of foreclosure. But it is not some large resource to be tapped for funds. That was already used.


NOTE: Before somebody pulls out the $46M carry value on the books, that does not reflect actual value. It is the costs that went into it, and then depreciated. For example, it includes $1.5M of professional fees that they paid to buy it. It also includes the $6.2M toxic dump issue.

We have graphic artists that talk like scientists, people who live near Sawston and could go to take a grasp of the building plus they are engineering estimators, we have those who pretend they talked to someone at the co. and spread the wisdom in here (never materialized so far), those who "I know it all" but didn't get one right so far. Jack, could you please clarify what you mean on the point 1 and 2:

… and the Northwest Bio area approx 5 acres has a commercial land price of around £1m per acre …
(Who is owns, Northwest or Cognate?)


2) … The site they own is 514 acres in total …
(That is immense area, it equals about 200 baseball fields)


Acres baseball field: National League parks tend to be bigger with six of the seven biggest and an average of 2.51 acres. American League parks have an average of 2.46 acres.


Therefore 514 acres : average 2.46 = 209 baseball fields …

Northwest-Cognate, maybe they have in mind to make a Great Biopharma Polo?
Or, they will sell plots of land at tenfold price?
