I lied. One more Friar Tuck post.

As-of-Right, manufacturing use is NOT allowed on the Friar Tuck site. Said in plain english, they can't build a bottling plant because it's not allowed per zoning.

The subject is primarily zoned Highway Commercial (122.36 acres of 203.06 acres), designated "HC", with the remainder (80.70 acres) zoned Rural Residential / Agricultural.

I found the subject's zoning via the Town of Catskill's public website. First image below illustrates where I retrieved the information from, and the second image is the "big picture" for the entire site for the dormant Friar Tuck Inn. The zoning overlay is fairly light as to render detail of the Friar Tuck aerial image underneath (the red outline is my illustration).






ECode360 has the Town zoning's requirements: A. its intent, B. permitted uses, C. special uses, and D. Yard and Lot requirements. Screen-prints below:








This is by no means a death sentence but it's gonna take time: 2 Years, minimum; and that's if $RMHB has even filed plans with the Town yet. They will have to file for a Change of Zoning, from "Highway Commercial" to "Industrial" Use, via New York Town Law, section 267-b(2)(b). I'm a real estate guy and have testified on change of zoning cases, which is why I already know the pertinent law that applies.
