Friar Tuck Inn, Catskill NY
Finally got around to doing this since my "double wide" is about an hour west of this locale.
Per Greene County Assessor's records, "the Tuck" consists of 6 parcels, owned under 3 different entities: Friar Tuck Resorts, Inc., L & H Resort Systems LP, and La Mare Win, LLC.
The main parcel is hotel itself. It has taxes in arrears. The current tax bill on that parcel is low six figures. Greene County seems rather accommodating. If a portion of the tax bill isn't paid in the year it is due, they "re-levy", and roll it into the following years' tax bill. The main parcel has been delinquent on a portion of its tax bill in recent years. I didn't bother checking the tax bills of the other 5 parcels.
"The Tuck" closed in 2010. Not sure if the efficiency apartments (northwestern section of the property) closed then or at a later date. L&H (Lily Li) bought the whole megillah in 2011.
There is a little yellow excavator in the parking lot. Based on Google Earth aerials, its been in the exact same spot (middle of parking lot) for over 2 years.
I drove around the building. Saw a dozen mattresses stacked up under a porch. Suggests a clean-up operation started but never finished. The grounds are maintained (grass mowed) but I get the feeling that not much has been touched on the interior for the past 7 years. "The Tuck" (what the locals call it) had a reputation for disrepair before it went bankrupt. That said, the "bones" of the buildings look better than I would have thought after being fallow for 7+ years.
Make no mistake though, it's probably gonna take 6 figures to get the taxes up-to-date and 7 figures to renovate those buildings for whatever adaptive re-use they come up with. Bottler would probably have a better economic chance of survival than a hotel.
Below is some video and images, YouTube video first.
It's 203.06 acres, in the Catskills. The parcel shaded blue is the efficiency apartments / time shares.
Back before the internet, this was considered beautiful.
Couple of snapperhead kids waving to the drone.
