I can confirm the place is leased. There is a door tag on the inside the restaurant that says Snakes and Lattes. Not sure about construction or July. I visited the spring roll restaurant when it was open. There was no renovations done from what I can see. I'll post some pics when I get home and figure out how to.
Upcoming developments at Yonge and Eglinton look really promising for the Snakes and Lattes location...
