Is that 5 1/8% for a regular 15 or 30 year fixed? Is it common for a creditor to do a cash out refinance for 75-100% of the equity at those rates? As you can see, I'm new to this and need to dig, there are SO many hybrids... Thanks again..

You will never see a 4.5% (0 points) refi loan for 30 years in our lifetime. The current 5 1/8% 30 year is scraping the barrel. Take it while you can.
