I'm not looking for a 4.5% 30 yr. fixed, I'm looking for a 5% there. As of Friday, I can have a 4.5% Interest Only fixed for 5 years then adjustable 30 yr. hybrid loan, but I would only take that one at 4.25%.

Looking at the $TNX chart, I think it has more down coming next week, and I would not be surprised to see 4.5% fixed 30 year loans a reality later this year. But for right now, just a tiny little bit more down would give me 5% fixed! I'm patient. I can wait. . .
