TM2, I actually did contact the agent, and did think about making a cash offer with a quick close, thinking I could immediately put it back up for sale and make a few bucks. Then I did some research and saw how prices appear to be coming down, and others in the market in the low $200's. Although I don't think there is much downside to the price, if it sat on the market too long I would have carrying cost and lost opportunity on the money invested.

Personally, I am doing much better sitting here at my desk trading with a lot less risk. <VBG>
