In a perfect world you are right, but the reality of leasing space to aeronautical concerns is a dicey proposition from the get go.

I googled LAWA and found court cases on a number of leased hangers. It happens all the time. One case went on for ten years and then was settled, and the tennant got to stay for another 30 months!
