USP tokens are a scam... Johnneys "new offering" is set at a dollar a token (share). But they can be bought on the secondary market for .49 cents??? Lol..

And high return claims made by Johnney are pretty high. Reeks of scam.

10% annualized distribution paid monthly

This means investors would receive monthly payouts that add up to 10% per year.

In real estate terms, that’s essentially a dividend yield.

Typical REITs (real estate investment trusts) yield 3–7% annually. A 10% yield is high but not impossible, usually seen in distressed or highly leveraged portfolios.

The key issue: How sustainable is it? If the underlying properties don’t generate enough rental income, the “distribution” could be subsidized by new investor money — a red flag.

15% targeted annualized returns

This combines the 10% yield plus ~5% appreciation.

While 15% annual returns are possible in niche or opportunistic real estate deals, they are well above market averages.

Long-term U.S. real estate appreciation averages 3–5% annually. To hit 15%, USP would need aggressive leverage, speculative property bets, or token price inflation.

Theres a bunch of other outrageous claims as well and with nothing to back any of them up. Red Flags galore...
