Yeah thanks for the simple explanation of sometimes a complicated concept.
One thing I like to add is that by holding the money received from preferred share issuing gives them more Capital with which to qualify for larger loans as long as they hold it in escrow for some similar vehicle. Those who would lend to them must see the cash.
