This is supply related inflation, Fed is trying to induce recession, We need to stop Russian war and things will become normal. We might not see 1% rate for next 20 year.
Forgiveness should be attached with some community services, but it keep some demand in recession so impact of recession could be less. Just my 2 Cents.
