Pay attention to the phrasing "entered into an agreement...for the establishment of..."

Look...I understand those that want to believe. I STILL WANT TO BELIEVE. But we have to keep our eyes wide open to what we have available to us because THAT is the truth. What's going on behind the scenes and whispers on the street and rumors of what Duffy is allegedly to do not equal fact.

The JV and the Definitive Agreemet are NOT DONE DEALS. They are agreements that they intend to do a deal and, until they are done, they are not.
