Yeah... It is too inconvenient for some to say Equity is both Preferred + Common Equity. That's Investment 101. That's why they are called "Preferred Shares / Preferred Stock' and NOT "Preferred Debt"... "Stock' means 'Equity' in a Company and that's why 'Preferred Equity' is also counted towards 'Tier-1 Capital' of a Public Company when SEC, FED and any others who are valuating a company otherwise it would have not been counted in a company's capitalization, it's that simple.
