Lets say you are a millionaire. You buy a home for $2.5 million. Years later your mortgage is at $2.2 million, but guess what, you need to move and a bunch of buyers want your home for $1.5 million, comparable homes in your area are 1.5 million also.
Are you gonna pay the bank 700k TO SELL your home? ($2.2mil mortgage -$1.5mil value of home)
OR
foreclose and not pay 700k

Not a hard decision if you have alot of cash, that is strategic default
