Bruce Thomson is really the expert in mortgages, as far as interest rates, it depends on your time window, for the next year or two, I see no major increases, but after that we may have a period of rapid increase with prime, possibly reaching 7% to 8% due to the feds, finally managing to reflate the economy and induce some inflation. Massive bdget deficit will also put pressure on rates.

Ken2, i'm a little confused. why prime? also, why not 30 yr. fixed and pay the xtra difference between the 15 and 30 monthly? you'll get the same result without being obligated; since none of us knows what our future holds, it's nice to have the flexibility to use at our own discretion. although i'm not positive you can get the loan for no points(pretty sure you can), you can certainly do so for 1/2 pt. max. just some food for thought. LEON
