G'evening, Dick. MAN, If I were you, I'd sell the rental property!
Many, many years ago in CA. I with the wife and a partner, a personal friend and our tax man. We owned 2 rental homes.
We were lucky, the were down in the San Jose area, where he lived.
He colected the rent and over say the propertys. He took a small monthly fee for doing it all.
Never had a problem with any of the renters.
The cup prize won't even come close to what you need.
Might buy you a dinner and drink?!~LOL!!!
