Leave it to California to rewrite real estate law. A condominium by definition is a unit, or apartment that is part of a building. The owner of the condo is given a deed to the unit and the common areas are shared ownership with the other condo owners.
How they ever got a free standing house to be classified as a condo is beyond me. It's amazing they get away with that.
That means that land/area around your home would be classified as "common grounds". So you have no right to tell people to get off your property.
