Sure hope your DD pays off. You must really think so because it sounds like this area gets flooded regularly so I doubt the land has much value in itself. I see your post as adding to the credibility of our investment. GLTY.

#2644 RE: royaltybuyer #2636

That's interesting... Just last night I formally turned down an offer to purchase a percentage of the Royalty Acres comprising the 6000-acre Phillips Estate (as in Burkely-Phillips#1). I spent the greater portion of the weekend doing due diligence on the deal though. In the end, that was simply too much risk for my money, thought the Royalties carry serious upside potential through down-spacing of well-units, and the geology is most certainly their for wells to produce a considerable amount of reserves throughout their lives. I have no doubt in the geological potential of MNLU/AEXP's leasehold.

If you happened to pick up the same Royalties that I was considering, you can expect to see checks rolling in sometime this summer, and when pipeline is completed, those checks should more than double...

I would like to ask a question, just out of curiosity: Did you purchase 'Royalty Acres' or 'Term Royalty Acres'? the deal that I declined was for the latter...
