I haven't posted in quite a while I've been tied up remodeling two houses and a couple of weeks ago had an office fire but I'm sitting on over 1 mil. and lets just say my average is a few times higher than yours. But I have no plan on selling. I'll probably average down alot more when I get rid of one of these houses.
