It really good to hear the tone of positivity again. We all know that this is gold mine in the making. Flippers are gone and Dennis is still very investor- oriented, but during these quiet periods of tact and diplomacy he can only say so much, and the rest is where we speculate. And hopefully that is what we do sucessfully.
