Big subdivision moving forward

A Butte family announced plans Tuesday to move ahead with Butte's first major sub-division serviced by an independent wastewater treatment plant.

"We're officially announcing that we're going forward," Ron Ueland told real estate agents and representatives of NorthWestern Energy and Dowl HKM Engineering Tuesday during a presentation at Metal's Bank restaurant.

Ueland Land Development of Butte plans to create and sell 58 home sites from 2 to 10 acres over 240 acres north of Warren Heights at Blacktail Canyon Road, south of Butte.

Known as the Homestake Meadows Phase 2 major sub-division, the development is among the largest proposed in Butte and is unlike any other with the construction of a community wastewater treatment system operating independently of Butte-Silver Bow infrastructure.

The proposal, along with other development south of Butte, had been delayed over high nitrate readings from septic tanks.

The system planned for Homestake Meadows is a series of treatment tanks that use bacteria to reduce nitrates, similar to a municipal wastewater treatment plant.

Individual septic systems were previously proposed and subsequently denied by the Montana Department of Environmental Quality because of nitrate concerns.

This treatment system has received the green light from the DEQ, and Ueland believes it will be the model for future development in the valley south of Butte.

All lots will be served by on-site wells, but waste would be treated at a centralized site before being discharged into a drain field.

"I think this is a major stride forward in showing other developers what can be done," said Dale Mahugh of NorthWestern Energy's economic development office.

Ueland described the system as among the most environmentally friendly on the market, and said it can be expanded to accommodate growth.

"This is where we had to jump out and lead the pack to get this done for the good of Butte," he said.

Homestake lots will be offered for sale from between $36,000 and $75,000.

More than 30 of the 58 lots would be offered at first and Ueland says the remaining property will be on the market in the future.

While one of the proposed routes for the proposed Mountain States Transmission Intertie, or MSTI, passes through the development, Ueland doesn't believe it will be the chosen route.

Still, he's withholding sale of the property where the line would run until a final decision is reached for the 500-kilovolt MSTI line.

If the line does pass through the land, Ueland said it would be placed in an existing utility corridor where power lines already are located.

Ueland said the property is former ranch land and admits there was uncertainty within the family whether to sell the property.

But with growth in south Butte, he says the property can't be used for ranching operations anymore, and said the new homes will benefit the area.

"Butte can't wait for this," Ueland said. "If we're going to keep pace with what the community needs, we need to do it now." — Reporter Justin Post may be reached at justin.post@lee.net.
