think I figured out how the baby boomer population who is growing older and getting ready for retirement is going to effect me in the future RE equity investments.
see no great upside for the market It may take 3 years, 5 years, 10 years hell 20 years. All I know is net outflows of funds are here to stay for a while.

Agree completely. Just wait till the boomers have to sell off their real estate to cover living expenses in retirement (if they can retire at all) since their 401k's have been decimated. That loud noise will be the real bursting of the housing bubble!
