No to the short sales. I dislike obstacles, and I don't like waiting on other people. I prefer lower prices, and the ability to have contract inspectors poke around without outside restraint.
Don't get me wrong, they are tempting, but a big hassle (tough to get into the properties, they take longer to close, etc.).
My target right now is resort communties that have been beaten down. In these situations, I don't expect positive cash flow, rather price appreciation over the next three years.
