Add about 4% inflation compounded to 2008 and 25% added to the tax appraisal.

a building in my neighborhood bought in 1996 is easily worth 4x its value. and renovation costs, as you obviously seem to not be aware of the rising costs of real estate and construction, are running around $200 a square foot these days and this building is 2400 sf. and assesed values are usually a far cry from market value.
where did you get your market value from?
when was that assesment from?

Must be a pretty dilapidated building if it will take $200,000 to renovate when it's only worth a bit more than $90,000. Especially since Brian bought it for mid $80's in 1996.
