diverdan re: your support question i don't know what the code is in your area but it can't be too much different than here - i did a major remodel a couple of years back & the engineer made me put in a 6 x 14 for that kind of load - and not only that i had to put a 6 x 6 under each end and they had to go all the way down to a footer in the basement - 20 ft is a long span for a two story building
