My guess is his original plan was to live in the house for a year, fix it up and sell it for a profit. Then use the profit to buy the next house and our stock would've bumped up big time and dropped back down again. He didn't predict this market.
He did figure out a way to buy a house with no money down though. That is none of his own money down.
