If you're paying 5%, that probably means the other agent will be getting 2.5%. Maybe not enough of an incentive for other agents to bring buyers by. Maybe changing it to a 2/4 split instead of the 2.5/2.5. I don't know. Sometimes you gotta try anything.
My next property I'm tempted to try one of those list it your self MLS services. Pay like $500 to get it listed, but pay out 4% to the buyers agent. Would bring in a lot of activity.
