If commercial oil is not expected for 5 more years, surely it is the buy-in/out that everyone here is banking there investments here, on?

Commercial oil will come a lot faster than that in blk 4. Addax will move very fast once oil is hit in 2008, not sure about SNP, but I believe they will be moving faster than CVX in blk 1 is. For the record CVX has stated commercial oil in blk 1 could be as soon as 2010.
