Dont blame Pulte - we are lucky to have him. This is it or I am gone from this Board. Fed Chair Announcement this week - Letter Agreement Amendment by Valentine's Day. The Engineer is exactly right - we wait on Trump.

You're def missing the point.... The GSEs are ready and have been ready for at least 8 years.... To start moving out of conservatorship. So no he hasn't done anything to truly move the needle, the stuff you listed are all talk until some sort of action happens aka pumping. Which is why Pillsbury Pulte hasn't truly done anything....don't make excuses for him when he does have items he can do. Let me repeat nothing he has done helps in the viewpoint of conservatorship. So until they do something (action or confirm discussions of future action) we will continue to see a slow drip. The share price has shown this, so if you don't believe this idk what to tell you because it's right in your face.
