Near me there is a townhome development that went up a few year ago that was built by a company known for their cheap construction and shoddy workmanship. Some of the units back up against an industrial lot that generates lots of noise and dirt. Those units sold for upwards of $ 1 million each. Apartment developers are creating 1BR units that are around 750 square feet, putting in granite countertops and stainless steel appliances, and making a nice looking lobby and they are getting almost $ 3k a month. Can you hear your neighbors left and right, up and down? I dunno and I'm sure prospective tenants don't know either. But the vacancy rate is tiny.
Crazy strong is not necessary tied to location as much has the quality or in this case the lack of quality of the housing development.
