I'm not pretending anything. I've read the publicly available court filings that IPIX has made (have you?) and there is no indication that IPIX sent an email during the renewal option period that explicitly stated that they did not intend to renew the lease at the time of its expiration. One would have to be pretty dopey to think that such an email would be left out of the IPIX claims and exhibits if it existed. Even IF email wasn't specifically excluded in the lease as a method of communicating the tenant's renewal intentions (as it was) such an email would likely have mitigated against the courts finding that IPIX owed for the full term of the lease.
BTW, Leo turned over the lease termination mechanics to JH and the company bookkeeper. I guess he was too busy.
