Whenever I had clients bring me offering that were priced below a 10% ROI, showing a cap rate below 8%, it was a questionable deal.
Do a google earth drive by. This is NOT a high-end housing project in a HIGH end neighborhood. Had it been, you "MIGHT" get to a 6% cap. The ONLY features that gets it to the $24M support level is the age at 2019.
This has "suspicious" written all over it, when you note the inflated valuation against stock valuations that are more than 7,000%.
I've lived through three market collapses. A project priced below 8% is going to fail. This one is priced near 3% at the $34M valuation.
